Your mortgage payment is the largest financial instrument most people ever sign. Understanding each component turns it from a mystery into a tool.
The two engine parts
Principal is the loan balance; interest is the lender's monthly charge on it. On a fixed-rate loan, the total is constant but the split shifts every month: interest first, principal growing. See it visually in the amortization calculator.
The surrounding costs
Property taxes, insurance, HOA dues and (below certain down payments) mortgage insurance complete the payment. They don't depend on your loan, they depend on the house and your jurisdiction, which is why our mortgage calculator shows them separately.
The levers you control
- Rate and term: shorter terms raise payments but slash total interest.
- Down payment: larger down payments reduce rate tiers and often remove insurance.
- Extra principal: even small fixed extras shorten the loan dramatically.
