Two buyers with identical mortgages can have very different monthly realities. The difference lives in the costs that surround the loan, and each one can be estimated before you sign anything.

The recurring stack

  • Property tax: set by your local jurisdiction on assessed value; the current owner's bill and the assessment record are your best preview.
  • Insurance: quotes are free; get one before you offer. Costs vary with construction, location and coverage.
  • HOA or service charges: ask for the budget and reserve study, not just the fee. Deferred maintenance hides there.
  • Mortgage insurance: often required at high LTV; it protects the lender, not you.
  • Utilities and maintenance: older systems cost more; inspection reports hint at what's coming.

Escrow, briefly

Many lenders collect tax and insurance monthly alongside the payment and pay bills on your behalf (escrow). The total monthly outlay is the same, the structure just changes who writes the check. What matters for budgeting is the sum, not the plumbing.
