BRRRR, Buy, Rehab, Rent, Refinance, Repeat, is a recycling strategy: force value through renovation, then pull that value out with a refinancing so the same capital can fund the next project.
The math runs in two halves. The BUY half totals every dollar spent (purchase, rehab, acquisition, holding). The REFINANCE half estimates the new loan as a share of the after-repair value; whatever it recovers comes back out, and the rest stays in the deal.
The strategy is judged by two numbers: cash left in the deal (the capital you can't yet recycle) and the post-refinance cash-on-cash return (yield on that remaining capital).
Refinance Loan = ARV × LTV · Cash Left in Deal = Total Project Cost − (Refinance Loan − Refi Fees) · Post-refi CoC = Annual Cash Flow ÷ Cash Left in Deal × 100
ARV: After-repair value: projected market value once renovation is complete.
LTV: Loan-to-value: loan as a percentage of the ARV at refinance.
Buy $180,000, rehab $45,000, acquisition $6,000, holding $7,000 → $238,000 invested. ARV is $295,000.
A 75% LTV refinance yields a $221,250 loan; after $4,500 fees, $216,750 is recovered, leaving $21,250 in the deal.
Rent $2,200 − opex $650 − new debt service $1,250 = $300/month ($3,600/year). Post-refi cash-on-cash return = 3,600 ÷ 21,250 ≈ 16.94%, and $73,750 of equity stays in the property.
- •Single deterministic scenario; no timeline, interest-during-rehab modeling, or refinance failure case.
- •Rents, ARV and refinance terms are assumptions you enter.
